is a listing where the listing brokerage offers full
service to the seller (s).
Broker is granted the Exclusive right to sell property
and is responsible for but not limited to the following,
a) Arrange all appointments to show the listed property
and maintain records.
b) Responsible for all types of Marketing and
Advertising.
c) Present All offers to purchase to the seller (s).
d) Advise the seller (s) as to the merits of offers to
purchase.
e) Assist the seller (s) in developing, communicating,
or presenting counteroffers.
f) Participate on the seller (s) behalf in negotiations
leading to the sale of listed property.
f) To supply pre closing documents and attend closing.
Maximum Exposure/Marketing to "ALL LOCAL
REALTORS and their Buyers"
your home will also be marketed on all Local Real Estate
sites for maximum exposure ! IDX sites are quickly
becoming the #1 Search for home buyers. Sites with IDX
displays more information including address, photos,
property tax information and maps, with no
distracting/annoying pop up windows, less
commercialized, focuses more on the property, surpassing REALTOR.com. (Example

restrictive basis. (In other words, the seller will pay
the brokers commission if the agent secures the buyer,
but if the seller secures their own buyer, the seller is
not obligated to pay a commission).

REALTORS MLS and will appear on limited local IDX sites.
* 3=Limited Service (LS) -
A Listing agreement under which the listing broker will
NOT provide one, or more of the following services:

system Only, But NONE of the services mentioned above
are provided by the listing broker.
