charge a start up fee?
Yes, for services
rendered (marketing). Our competitors charge
everything upfront then claim they have no closing fees, where
is their incentive to get your home sold? They have been paid in
full? Do you get paid in full and in advance from your
employer? Would
you even show up for work if you did? We prefer to get paid when our job is complete with a successful
closing.

to the ultimate goal of a Sold Sign on
your home? Our program will not leave you out on your own, even
the most experienced seller requires professional Full Time assistance.

4= Are Other Realtors
upset with you or your company?
No, Buyer brokers are
protected they are not affected in any way, so why would they
be? We are Full Time, Full Service. We do not
require a buyers agent to do more work than normal. We are
"Respected" in our industry, The greatest compliment is when
other realtors send us their "Trusted" referrals. We know
most of the top sales agents and have closed deals with them,
they know and trust us.
5= Which Brokers have you
or your associates worked for in the past?
Rest assured our
experience and full time dedication will be here for you. We have
worked for Century 21®, Real Estate One®, Re/Max®, Home Quarters®,
Michigan Group®, etc.. Why
the change? The market is changing, we can either be
leaders of this change, or followers. We all are very
proud to be a part of those fine firms, but we felt it was time
for a change. When the market started to cool off a few
years back in late '01,, we all started seeing a change then,
the only thing that kept the market going were those interest
only / risky mortgages.
Office fees were and are still rising, while the agents pay is
declining and since the agent is in charge of and pays for the
marketing, that reduced the marketing to the home owner.
It made no sense to stay in that system, pay more and get paid
less.
6= What are your hours, What does your sign look like?
9 am to 8 pm, 7 days a week.
Closed on Holidays. Sign.
7= Will we
have to go to your office?
Never, We are Full Service
Everything is sent or brought to you. The closing is the only
time you will have to leave your former home and will be
at the
closest
Metropolitan Title
office to you. Usually within 10 minutes
of your home. We use Metropolitan Title due to the fact
they are #1 in Michigan with the largest amount of offices to
close the deal at, and are tops in Customer Satisfaction !
8= What is the
success rate?
Our agents are in the top 1% of all Michigan Realtors, 97%+
selling success!
9= How long is the
contract?
Varies, depends on which
marketing package you choose. Our Flat fee listing
contracts can be cancelled
anytime with proper notice "without penalty, catches or fees".
10= Are there any
type of hidden fees or catches?
No hidden fees, No catches!

fully disclose all fees and services, we do not appreciate
surprises nor do our clients. We Keep it Clean and Simple.
11= Are you Full
Time, Do you have a secondary career?
We are overtime, Real Estate is all we
do!
Other flat fee companies have a secondary career ( i.e.
Title Companies, Mortgage Companies, Out of State Referral
Companies, etc.) What would their specialization be?
This would be an Excellent Question for those
other Flat Fee Brokers. Disclosure of business relationships.
12= Can I have a For Sale
By Owner sign in my yard?
NO, If you choose to go
the "By
Owner" route /
Limited service listing, you will loose your placement on
IDX sites along with "Thousands" of local sites, NOT recommended
in this market.
13= Can I Hold my own Open
House?
Absolutely! Yes, State Laws and MLS Regulations
permit owners to hold their own home open while being listed
in the MLS with a State Licensed Real Estate Broker. We will even place
Internet ads online for you! Excellent avenue to receive
feedback directly from buyers.
14= How do
I know where to price my home?
We will
assist you with a market analysis (upon request). Some
owners contact at least three real estate agents for a free
market analysis, then decide in private (with no sales agent
breathing down their neck) on an appropriate list price.
Caution to the ones that tell you what you want to hear, which
will most likely be followed up with price reductions while leaving the owner with a 6% listing agreement.
Bottom line our prices cannot be beat and we know they cannot
compete with our massive amount of advertising.
Broker
price opinions (BPO) seem to be the best route for an
accurate and unbiased price opinion. Many banks and
relocation companies use these as they are less costly (avg.
$75.) then a fully executed appraisal (avg. $400). All
are opinions of value, however with 3 you will get a close estimate of your homes value.
Obtain 1 or 2 BPO's along with 1 or 2 free market analysis's, you
will then be in a great position for a timely and effective sale,
while saving at least 4 years of your home equity.
