1= What is the difference between your marketing vs. other Flat Fee Companies?

 We offer "Full Service Listings", Full service listings are the only listings that appear on your Local IDX sites and are easily available to view by local realtors and their buyers 24x7.  We are Full time and Dedicated, No Gimmicks, Tricks, strings, catches or hidden fees. 

 Other flat fee brokers offer "limited Service listings" Review listing types here, those listings are extremely cheap and maintenance free for the listing agent, We do offer them by special request Selling my house by owner in Michigan $199. For sale by owner, fsbo, Realtor.com MLS and More!

 We are not a Referral Company, Here you will be dealing directly with the broker, No Middle man / sales agent.  Referral companies charge more then refer you to us.  We are local and have worked numerous years in the S.E. MI area, we know it very well. We are Licensed in Michigan and Specialize in the South-East Michigan real estate market. 

1 a= What is the difference between your marketing vs. Commission based Companies?

 The amount you Pay!  Our Experience is among the best in the business.  Our Marketing, exactly the same if not better than many that charge 6% or more!  Our full service listings are at the fore front and is not back shelved by a limited service status.

1 b= Where will my home be marketed and listed?

  Your home will be marketed and listed as described on the listing menu page.  Contact us for more information pertaining to our expansive marketing area. e-mail is preferred, we do customize listings to best fit our clients needs and e-mail provides an excellent source of written documentation with NO misunderstandings.

2= How can you do this so cheap?

 Deal Directly with the brokers and Save, no middle man / sales agent and No Franchise fees! Today's Technology has effectively streamlined the marketing of homes.  Buyers agents way of business remains unchanged along with their pay.

3= Do you charge a start up fee?

 Yes, for services rendered (marketing).  Our competitors charge everything upfront then claim they have no closing fees, where is their incentive to get your home sold? They have been paid in full?  Do you get paid in full and in advance from your employer?  Would you even show up for work if you did?  We prefer to get paid when our job is complete with a successful closing.  

3a= Do you charge a closing assistance fee?

 Selling by owner, No.  These owners do not require further assistance from us, selling by owners are responsible for everything noted in the following paragraphs, no further charges will apply. 

 Full service, Yes.  Depending on your level of experience this is negotiable, Our price is based on zero experience.  We will assist you through the entire transaction, Appointment coordination, Presenting All Offers, Verify buyer approval, Negotiation assistance, Mortgage rep. assistance, Inspection and appraisal coordination, Conditions and contingencies removal assistance, Order Title Insurance policies for owner and buyer, Request a Marked up deed, Closing Coordination, Pre Closing Review of All Documents, Attend Closing, Ensure your Mortgage (s) along with any / all recorded Liens are Paid Off and Properly Recorded, Post Closing Assistance, Ensure all escrows are released, Award Winning Results!

 Simply put; If there was no incentive to get to the closing who and why would anyone continue to work, answer phones, set appointments, push your home on the market, protect your interests, screen buyers, verify approvals, order and review title work, release of all escrows, ensure all liens are removed and properly recorded, etc. or even attempt to get to the ultimate goal of a Sold Sign on your home?  Our program will not leave you out on your own, even the most experienced seller requires professional Full Time assistance. We sell more because we care more!

4= Are Other Realtors upset with you or your company?

 No, Buyer brokers are protected they are not affected in any way, so why would they be?  We are Full Time, Full Service.  We do not require a buyers agent to do more work than normal.  We are "Respected" in our industry, The greatest compliment is when other realtors send us their "Trusted" referrals.  We know most of the top sales agents and have closed deals with them, they know and trust us.

5= Which Brokers have you or your associates worked for in the past?

 Rest assured our experience and full time dedication will be here for you. We have worked for Century 21®, Real Estate One®, Re/Max®, Home Quarters®, Michigan Group®, etc.. Why the change?  The market is changing, we can either be leaders of this change, or followers.  We all are very proud to be a part of those fine firms, but we felt it was time for a change.  When the market started to cool off a few years back in late '01,, we all started seeing a change then, the only thing that kept the market going were those interest only / risky mortgages.  Office fees were and are still rising, while the agents pay is declining and since the agent is in charge of and pays for the marketing, that reduced the marketing to the home owner.  It made no sense to stay in that system, pay more and get paid less. 

6= What are your hours, What does your sign look like?

 9 am to 8 pm, 7 days a week. Closed on Holidays. Sign.

7= Will we have to go to your office?

 Never, We are Full Service Everything is sent or brought to you.  The closing is the only time you will have to leave your former home and will be at the closest Metropolitan Title office to you.  Usually within 10 minutes of your home.  We use Metropolitan Title due to the fact they are #1 in Michigan with the largest amount of offices to close the deal at, and are tops in Customer Satisfaction !

8= What is the success rate?

 Our agents are in the top 1% of all Michigan Realtors, 97%+ selling success!

9= How long is the contract?

 Varies, depends on which marketing package you choose.  Our Flat fee listing contracts can be cancelled anytime with proper notice "without penalty, catches or fees".

10= Are there any type of hidden fees or catches?

 No hidden fees, No catches! We fully disclose all fees and services, we do not appreciate surprises nor do our clients. We Keep it Clean and Simple. 

11= Are you Full Time, Do you have a secondary career?

 We are overtime, Real Estate is all we do!
Other flat fee companies have a secondary career ( i.e. Title Companies, Mortgage Companies, Out of State Referral Companies, etc.) What would their specialization be? This would be an Excellent Question for those other Flat Fee Brokers. Disclosure of business relationships.

12= Can I have a For Sale By Owner sign in my yard?

 NO, If you choose to go the "By Owner" route / Limited service listing, you will loose your placement on IDX sites along with "Thousands" of local sites, NOT recommended in this market.

13= Can I Hold my own Open House?

 Absolutely! Yes, State Laws and MLS Regulations permit owners to hold their own home open while being listed in the MLS with a State Licensed Real Estate Broker. We will even place Internet ads online for you! Excellent avenue to receive feedback directly from buyers.

14= How do I know where to price my home?

 We will assist you with a market analysis (upon request).  Some owners contact at least three real estate agents for a free market analysis, then decide in private (with no sales agent breathing down their neck) on an appropriate list price.  Caution to the ones that tell you what you want to hear, which will most likely be followed up with price reductions while leaving the owner with a 6% listing agreement.  Bottom line our prices cannot be beat and we know they cannot compete with our massive amount of advertising.

 Broker price opinions (BPO) seem to be the best route for an accurate and unbiased price opinion.  Many banks and relocation companies use these as they are less costly (avg. $75.) then a fully executed appraisal (avg. $400).  All are opinions of value, however with 3 you will get a close estimate of your homes value.  Obtain 1 or 2 BPO's along with 1 or 2 free market analysis's, you will then be in a great position for a timely and effective sale, while saving at least 4 years of your home equity.
